Pre-Buying Preparation
- We meet personally with you to explain and counsel you about everything you need to know to buy a home. We will determine exactly what you need, want and can afford, so that we can find it for you.
- We will answer all of your questions about the local market area, including schools, neighborhoods, the local economy, and more.
- We will work with you and your lender of choice to get you a loan pre-approval letter, as it is required before you can make an offer.

Find the Perfect Home:
- We will diligently search for homes for you every day, so that we can let you know about them as soon as they become available.
- We will provide you with listings by email as soon as a home comes on the market that fits your criteria, which will include all the relevant information, including the address, price, available photos, location map, HOA fees, etc. This will enable you to reject unacceptable homes and reserve your energy to concentrate on the most promising homes.
- Whenever you see anything you want to tour, we will schedule the appointments and accompany you to view them, even if you find them on your own. During the tour, we will use our expertise to point out both the positive and the negative features, to help you make an informed decision.

Purchase Your New Home:
- After you find the right home and decide you want to make an offer, we will research the history of the home and provide you with a full Comparative Market Analysis, so you can determine a fair price and not overpay.
- We will negotiate on your behalf and in your best interest to get you the best possible price and terms.
- We will prepare the contract offer and all other paperwork required to reach a legally binding contract.

Inspection and Compliance:
- After an agreement is reached, we will open escrow and guide you through the entire home buying transaction
- Coordinate all home inspections (termite, physical condition, natural hazards, etc,)
- Obtain full disclosure from the seller of any known issues or problems they have had with the home
- Obtain preliminary title report and title insurance to make sure there are no hidden liens or restrictions on the property
- Assist you to obtain final loan approval and funding from your lender
- Conduct a final walk-through inspection before close of escrow, and hand you the Keys at the close

Closing Costs to Expect:
- Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
- Third-party fees include charges for insurance, title search, and other inspections such as termites.
- Government fees include deed recording and state & local mortgage taxes.
- Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
